Nationwide Title Clearing Supports Local Teens Through Donations

Nationwide Title Clearing announced today that it has participated as a company in an important charity drive that will see young people across the Tampa Bay area attending spring prom events in formal clothing. The company donated 42 prom dresses and a variety of suits, shirts and formal shoes to the Tarpon Springs Boys and Girls Club.

“We asked our employees to open up their closets and look for any formal wear that could benefit underprivileged teens in Pinellas County,” said Erika Lance, senior vice president at Nationwide Title Clearing. “Why let our beautiful gowns go to waste when there are many girls out there who would love to wear one to a prom? We feel that every teen girl should be able to have a beautiful gown for their prom, and many of our employees were happy to answer the call for donations.”

James Clark, Director of the Tarpon Springs Boys and Girls Club, expressed appreciation for the donation and promised to put them to good use at clubs across the county.

Nationwide Title Clearing has a corporate culture of working with company employees to support the local community and charities whenever possible. This event was just the most recent example of the company answering a call for help from its community.

Nationwide Title Clearing Employees Enjoy Helping the Homeless Emergency Project (HEP)

Employees volunteer in kitchen and hold a drive to benefit the Homeless Emergency Project (HEP) in Clearwater, Florida

PALM HARBOR, FL—February 9, 2011— Employees from Nationwide Title Clearing (NTC), a leading post closing services provider for the residential mortgage industry, enjoyed helping a good cause by volunteering and collecting items of necessity for men, women, and children served by the Homeless Emergency Project (HEP) in Clearwater, Florida.

Nationwide Title Clearing employees recently became acquainted with the HEP program and decided to contribute to their cause. To kick off the new initiative, NTC’s Erika Lance spearheaded a drive at the company offices throughout the month of November to collect items of necessity, including clothing, blankets, toiletries and canned food. About 20 large bags filled with items were collected for the HEP Thrift Store, proceeds of which go directly to support the homeless in the community.

In addition to the drive, several Nationwide Title Clearing employees contributed personal time as volunteers in the kitchens that cater to shelter residents. They experienced such positive feedback from the HEP staff and shelter residents that NTC has decided to make an ongoing project of it. As such, Nationwide Title Clearing is scheduled to provide volunteers in the HEP kitchens once per month for the remainder of 2011 and plans to hold additional drives to collect items for the HEP Thrift Store.

“We believe that the HEP program is making a lasting difference in the lives of many who have fallen on unfortunate times and we are happy to support their efforts. We encourage others in our community to learn more about contributing to HEP and we suspect they will find it as rewarding as we do.” said Erika Lance, Senior Vice President at Nationwide Title Clearing.

HEP is a registered 501(c)(3) charitable organization. Since 1986, it has been their mission to provide homeless and very low-income individuals and families with housing, food, clothing, and support services necessary to obtain self-sufficiency and improved quality of life. Their goal is to break the cycle of homelessness and be the last homeless shelter an individual or family ever has to access. Visit http://ethep.org/ for more information.

Anti-Foreclosure Attorney Apologizes to Nationwide Title Clearing

A Florida foreclosure defense attorney that mischaracterized and falsely accused Nationwide Title Clearing, a leading document and services provider for the residential mortgage industry, on his blog has retracted his comments. Attorney Matthew D. Weidner, Esq wrote on his blog that he regretted making such statements. He wrote:

"After reviewing evidence furnished by Nationwide Title Clearing, Inc. (“NTC”), I have removed from my blog prior posts which stated that NTC was a foreclosure document company or that NTC was involved in something that was illegal or improper. My intent was to assist the general public and other attorneys by informing them of something that I believed to be true, but my assertions were based on reports in the press or blogs that, it turns out, did not provide full or correct information about NTC.

"Since my blog posts, I have learned that NTC does not sign foreclosure affidavits, nor does it directly facilitate or involve itself in foreclosures as a company. I have been informed that NTC is a specialized company in the industry and that it provides many services such as searching land records for recorded documents, imaging land record documents, tracking recorded documents, etc. It is my understanding that NTC primarily prepares and signs only two specific documents for land records—lien releases and assignments of mortgages.

"The vast majority of the documents NTC signs are lien releases (also known as satisfactions and reconveyances), which are for the direct benefit of borrowers and are recorded when a mortgage is paid in full. I have been advised that NTC is hired directly by the owners of the loans to prepare these documents, and that NTC does not itself make any decisions regarding on whose behalf the assignments are made or to whom the mortgages are transferred—that decision is dictated by the seller or buyer of the loans. NTC has advised that it simply provides a service to the mortgage lending industry at or after the time that mortgage loans are initially made. NTC does not file any documents with the court in foreclosure actions.

"There is no evidence that NTC back-dates or falsifies information on these assignment documents. I may not personally agree with the business practice of granting signing authority to NTC to sign documents on behalf of its institutional clients, but I have been advised that NTC has valid authorizations to sign on behalf of those clients, and there is nothing inappropriate or illegal about this practice. Please note that the assignment documents executed by NTC are different from affidavits in that assignments do not require a statement of personal knowledge by the person signing the document. The purpose of signing mortgage assignments is to complete the transaction, and the purpose of notarization of the signature on the mortgage assignment is to prove it was signed. I have been advised that before the mortgage assignments are signed in the presence of a notary, numerous NTC employees have researched, reviewed, and verified the information in the mortgage assignment to ensure accuracy. Assignments are normally and customarily researched and prepared by people other than the person who signs them. There is nothing wrong with this practice.

"In summary, I regret and retract any statement that implies that NTC has falsified any documents or that NTC is involved in foreclosures. These statements were based on general misinformation that appeared elsewhere in the press and on the internet. I apologize to NTC and its employees for any harm caused by my posts."
